ADA Compliant Multi-Family Building

Late in March of 2025, a national property developer called for a rush order of 234 ADA-compliant radius corner acrylic signs with matte gold tactile letters and black braille needed for Certificate of Occupancy approval on an upscale mixed-use multi-family housing complex.

The developer explained that their design department always uses its preferred signage supplier and just learned its manufacturer could not meet the shortened delivery schedule for the new installation deadline.

While the developer is very happy with the quality of the current vendor, the black and raised painted gold lettering needed for the COA would not be ready in time. So they commissioned our team to manufacture the signage and provided the design layouts needed.

How We Help Property Developers Nationwide

While the property developer's traditional signage vendor mentioned in the case study provides design and manufacturing services, they do not have access to our team's proprietary multifamily Signature software. It was developed by a former Silicon Valley tech visionary, who decided to go from the digital world of things that you can only see on a computer to making 3-dimensional products that you can see and touch.

The Visionary's Design Package Deliverables

There are two phases to any multifamily housing signage project. The Design, and the Execution.

Signs are not specified in your blueprints or the project manual. There are no designs, no takeoffs, no message schedules, no materials specifications, no colors, no fonts, no textures, and no installation locations specified. There is nothing for any sign company to bid on. It is not possible to create a proposal until all of this work is done. This is what we call “Set-Up for Success."

We always start with the Initial Design Package

The Sign Design Package starts with meeting with you to understand your project, your image, your brand, and your property goals. From there we work on conceptual art created to give you the strongest representation of your property. If a logo has not yet been created, we will work with you to design branding for your property that positions you correctly in the marketplace, including analyzing your competition.

We do all the takeoffs based on our comprehensive knowledge of building codes, ADA requirements, and fire codes

Simultaneously, we will take your multifamily blueprints and import them into our state-of-the-art Signature software, where we will do all of the takeoffs, message schedules, and sign counts. Based on our knowledge of building code, ADA code, and fire code, we will ensure that your project signage is compliant so that there are no problems passing inspections. You will be able to look at door signs, amenity signs, wayfinding signs, monuments, and all other signs we feel are correct and needed for the project. Our Signature software allows you to view and approve all of our work through a portal, making the entire process totally transparent and very easy for you with no errors associated with different versions of design. You can approve or request each sign from any remote location on your tablet.

After all signs have been approved by you, we then move forward to the final design step, creating production artwork files for every sign in the package. This will set you up to receive a total design package with credible investment estimates for your signage.
